Richfield House Hunt: Five New Homes Hit the Market

And if you didn't know, a radon test can be part of a buyers' inspection.

Every purchase agreement written for a home built before 1978 includes a government required form regarding the possibility of lead based paint in the home.

This came about because of numerous health problems the ingestion of lead based paint can produce, primarily in children. But, there are no forms—no mention at all, in fact—about the dangers of radon gas.

Exposure to elevated quantities of radon gas have been found to raise the risk for certain health problems, primarily lung cancer, in many people exposed to it over long periods of time. Radon gas is common in Minnesota, where an estimated 23 percent of home basements have it. Buyers seldom ask for a radon test as part of a buyers’ inspection and sellers almost never have the test done before putting a home on the market.

This is starting to change.

A radon test costs about $150 ($40 for a do-it-yourself kit) and in most cases would be a buyer expense as part of a buyers’ home inspection. If radon is found, the cost to fix it usually runs between $1,200 and $2,000. Buyers can find peace of mind if there is no radon and a negotiating point if there is.
