Get a look at the latest plans for the future downtown of Richfield.
The redevelopment of the former Lyndale Garden Center site is getting closer and closer to reality. While site developer The Cornerstone Group hasn't locked down all retail tenants or finalized the housing portion of the project, it has released the most recent renderings of what the site—which will be aptly named Lyndale Gardens—could look like. According to the designs, which can all be seen in the photo box above, the developer plans on both apartment and townhome style housing units, with many of the townhome units having a perfect view of Richfield Lake. Envisioning the future of Richfield's housing In August of 2012, at a joint City Council, Housing and Redevelopment Authority (HRA) and Planning Commission work session, a presentation and discussion took place suggesting the need for a community process to establish a Housing Vision for the city. Public leaders agreed to move forward with this process. In November of 2012, a proposal from the consulting firm Stantec was approved to guide this process. Three Richfield commissions are getting together for a special work session at 5:45 p.m. Monday.
In the midst of the final stages of Pillsbury Commons, city officials began to question its policies on housing. And with more redevelopment projects, many with housing components, on the books, uncertainty is still lingering. In an attempt to define its housing policy, the Richfield Housing and Redevelopment Authority (HRA), City Council and Planning Commission will meet Monday night to discuss the issue. Planning Commissioner Tom Rublein called attention to the issue in a June 4, 2012 meeting. He said he felt the city was "guessing" when it came to considering housing options. A recent housing study draft recommends the city create more senior housing of all types.
Over the last decade or so, the majority of Richfield housing projects have added significantly to the senior housing stock. However, a recent housing study—commissioned by the Richfield Housing and Redevelopment Authority—revealed the city could use more housing options of all kinds (rental, owner-occupied, affordable and market-rate homes) for seniors. Using a variety of data sources—including City of Richfield, Hennepin County Tax Acessor, apartment websites and fieldwork—Stanec Inc., a local consultant agency, found there are a substantial amount of older households remaining in single-family homes who either can't afford to make a transition into market-rate senior housing or there aren't units available. Housing sales don’t seem to be slowing down in Richfield. In fact, the market seem to be hotter than ever despite the cooler weather. Last week, 14 homes changed hands, a number usually seen only during the busy spring and early summer housing season. Interest rates are at the lowest they’ve ever been, which is bringing buyers, especially first time buyers, into the Richfield market.
