When looking for homes for sale online, many prospective buyers check the "Days on Market" in the listing information.
This is a good idea.
The number of days a home has been on the market can sometimes indicate how willing a seller might be to negotiate the price or terms. However, what many buyers don’t know is that sometimes, homes are taken off the market for a short time, then re-listed. This allows the days on market to be reset as if the home was going on the market for the first time.
Information about the true days on market is out there is you know what to look for. Check for the "Combined Days on Market." If the online site you use doesn’t have this information, ask your real estate agent to research this for you. If you are a seller, ask your real estate agent whether doing this to your listing would be an option.
